Leaking Taps & Valves

Isolate First,
Repair Second

A leaking tap or valve is one job we won't guess at. A worn washer, a cracked ceramic cartridge, a seized isolating valve under the sink, or a fitting spraying behind a kitchen unit: whatever caused it, the water gets turned off before anything else happens.

Where a valve is hidden behind a bath panel, inside boxed-in pipework or under a floor, we trace the pipe run first rather than pulling things apart, so the repair stays targeted instead of exploratory. Once it's exposed, we decide there and then whether a new washer, cartridge or seal will hold or the tap or valve needs replacing outright.

Every repair gets checked before we leave. That means turning the water back on, running the tap or valve through its full range and checking every joint under pressure, not just a quick look.

Signs Your Taps or Valves
Need Attention

A leak under a sink isn't always visible. Often the first clue is a swollen cupboard base or a damp smell, not the drip itself.

  • Tap drips even when turned off hard
  • Water pooling inside a sink cupboard
  • Tap won't turn off or spins freely
  • Isolating valve weeping or seized
  • Water around the base of a mixer tap
  • Stiff, grinding or juddering taps

While You Wait For Us

If a tap or valve won't stop running, turn off the isolating valve on the pipe beneath it with a flat screwdriver, or turn off the main stopcock, usually under the kitchen sink.

If hot water is leaking, switch off the boiler or immersion heater too. Don't force a seized valve: overtightening an old one can snap it and turn a drip into a flood.

Catch drips with a bowl or towels and empty the cupboard below. If water has reached anything near electrics, keep away from sockets and switches and leave it for us.

FAQs Made Simple

FIND YOUR ANSWERS
Can you repair a dripping tap rather than replacing it?

Most of the time, yes. A dripping tap is usually a worn washer on an older tap or a worn ceramic cartridge on a modern one, and both can be replaced without changing the whole tap. If the tap body is corroded or the part is no longer made, we'll tell you and fit a new one.

What should I do if a valve under my sink is spraying water?

Turn off the main stopcock straight away, then open the cold tap to take the pressure off and put a bowl or towels under the leak. Don't try to tighten or force an old leaking valve yourself, as it can snap. If there's anything electrical in the cupboard, keep away from it and ring us.

How do you find a leak from a valve hidden behind a panel or boxing?

We start with what we can see: where the damp is showing, which way the pipe runs and what's fed from it. Isolating each section in turn, then watching the water meter or a pressure gauge, narrows the leak down to a specific valve or joint, so we only take off a bath panel or open boxing where the fault actually sits. Trickier spots get backed up with a moisture meter before anyone reaches for a saw.

Is a leaking tap or valve covered by my home insurance?

Policies vary more than you'd expect on this one. Many cover the damage a sudden escape of water causes, a soaked ceiling or ruined kitchen units, but not the repair to the tap or valve itself, and gradual leaks or wear and tear are often excluded, so it's worth checking your policy wording or calling your insurer before we start work if you're planning to claim. What we can give you is a written report and repair invoice setting out the damage and its likely cause, which is usually the evidence insurers ask for.
